What is a Geo-Community?

The concept combines responsible, self-sufficient living with responsibility for the community and eco-system that supports it.

 

Iguana Creek is a project of the Global Awareness Institute (GAI), a Florida-based non-profit organization dedicated to preserving endangered tropical forests through sustainable living and local development. Now GAI offers a select group of home-owners and their families the opportunity to combine luxurious, self-sufficient living with direct involvement in the protection and management of the animal and plant preserve, involvement in onsite educational and enrichment programs connected with the GAI Maya Center for Tropical Forest Research and Development, and participation in a variety of other projects and regularly scheduled excursions sponsored by GAI.

 

Each home at Iguana Creek provides you and your family with a level of security and self-sufficiency that is becoming increasingly hard to find in other parts of the world.  Residents can grow up or grow old in the midst of a natural order that they help protect and manage. 

 

About Iguana Creek

Iguana Creek contains three "villages" of three to four houses each, nestled within the protected reserve on lands previously clear-cut by invading ranchers.  The property is adjacent to Spanish Lookout, home of Belize´s largest and most prosperous Mennonite community, which provides shopping and services found nowhere else in Belize.  Tourist Mecca San Ignacio, outstanding Maya archaeological sites, Mountain Pine Ridge National Park, and Belizean capital, Belmopan, are but minutes from your door.  For sun and fun, the world´s second largest barrier reef, tropical beaches and island resorts are no more than two hours away.

 

Each custom-built home in Iguana Creek is located on approximately one acre of land that is owned and maintained by GAI.  Homeowners receive a 100-year, renewable land lease with the purchase of each custom-built home. A low monthly, tax-deductible donation to GAI supports the maintenance of residential lands, common areas (pools, access roads and walkways, gardens, and community center), and the protected reserve.

 

Adjoining pasturage for horses and other livestock is available at a minimal cost.

 

Only residents and guests of Iguana Creek and GAI have access to the protected GAI Maya animal and plant preserve.  Residents are encouraged to assist in the feeding, maintenance, and cataloging of flora and fauna on the preserve, among which are vast numbers of howler monkeys, tepezcuintles, deer, toucans, parrots, and much more.  Belize is a world center for bird watchers.  Enjoy identifying as many birds as you can from the decks of the Bird and Bottle Pub, an on-site gathering place for residents and guests.

 

Two outstanding private grade schools and one U.S.-accredited university are within 30 minutes of Iguana Creek.

 

·   Iguana Creek provides a regular schedule of educational, recreational, and travel opportunities for residents.

·   For vacationing or non-resident Iguana Creek home-owners, GAI provides a rental program through its GAI Maya Center for Tropical Forest Research and Development.

About GAI´s Projects at Iguana Creek

A vital component of the Iguana Creek geo-community concept is that residents are directly involved in the management of the GAI Maya preserve.  Adults and children alike are integrated into hands-on projects from which replicable models for enhancing the ecological livelihood of endangered, small-scale tropical forests can be derived.  Initial projects include:

 

I. GAI Maya Animal Rescue and Refuge Center (ARRC)

·         Identifies and catalogs wild-life that resides permanently or seasonally on the reserve

·         Eliminates the need for resident wildlife to migrate seasonally by providing a safe, permanent habitat on the preserve

·         Provides a safe, secure refuge for excess wildlife from the Belize Zoo, wildlife rescued locally, and wildlife fleeing the loss of natural habitat in western Belize and neighboring Guatemala

 

II. GAI Maya Tropical and Medicinal Plant Center (TMPC)

·         Identifies and catalogs all medicinal, indigenous, and non-indigenous plants on the preserve

·         Plants and maintains food and flower-bearing plants and trees for resident wild-life

·         Builds and maintains a secure, permanent source of water for plants and wildlife

·         Plants and maintains an organic food and medicinal plant garden for residents

 

About Green Circle

Only GAI Green Circle members can purchase homes in Iguana Creek.  Green Circle members are those who make a tax-deductible donation of $75,000 or more to GAI.  Green Circle members may purchase homes in Iguana Creek at a 50% discount. Home prices begin at $196,900.  Each home is custom built to owners´ specifications, though the external design must conform to the community project model. Green Circle members sit on the Board of Directors of the GAI Maya/Iguana Creek Association.
